How it works

Before the crew arrives, we run the sale.

01

Loop us in early

Text or call (844) B4U-DEMO when a project enters your pipeline. Share property details, materials being removed, and demo start date. Early notification maximizes recovery and reduces crew workload on day one.

02

We run the sale around your schedule

A Before U Demo advisor assesses materials, designs the sale, and promotes to buyers. Planning works backward from your project start date to maintain your timeline.

03

Site is lighter. Proceeds are yours.

Buyers purchase and remove materials at their own cost before your crew arrives. Demo scope shrinks, haul-off costs decrease, and proceeds go to the project owner or back to you based on engagement structure.

What sellers actually recovered

$24,300

3-property portfolio, pre-demo recovery · Chicagoland

"We run 8-12 gut rehabs annually. Before U Demo is now scheduled for every project. We budget projected proceeds before pulling permits. It's transformed our pre-demo planning." - General contractor, Chicagoland

$18,700

Mixed-use development, pre-demo sale · Oak Park, IL

"We performed a full tear-down on a mixed-use property. Before U Demo managed the sale, cleared the site, and readied it ahead of our demo crew's arrival." - Developer, Oak Park

$11,200

FAQ

Before you demo, here's what to know

How do we integrate Before U Demo into our standard pre-demo workflow?

Contact us during pre-construction planning, alongside permit approvals and demo scheduling. We assess recoverable materials, provide a realistic timeline, and slot the sale into your schedule. For multi-project operators, standing relationships streamline intake. Many contractors now include projected recovery as a standard pro forma line item for gut rehabs and tear-downs.

Do you work directly with contractors and developers, or only property owners?

We work with both. The engagement structure is flexible. We partner directly with contractors and developers holding pre-demo authority. Proceeds go to property owners when GCs act as service providers, or to contractors who acquired the property. We adapt to your business structure - the key is confirming authorization to conduct the sale.

How does material recovery actually reduce demo scope?

Demo contractors charge by volume and complexity. Every cubic yard costs labor, dumpster fees, disposal charges, and time. When buyers remove flooring, cabinets, fixtures, appliances, copper, and mechanical equipment before your crew starts, that volume disappears from your demo scope. Gut rehabs with cleared kitchens, bathrooms, and floors typically receive lower demo quotes.

What's your typical timeline and how do you fit into project schedules?

Ideally 4-6 weeks before the demo or renovation start date. This window allows material assessment, buyer promotion, and sale execution before your crew arrives. Sales typically run one or two days. For compressed 2-3 week timelines, contact immediately for a feasibility assessment.

Can you handle multiple active project sites simultaneously?

Yes - we manage concurrent sites regularly. Each receives its own Demo Pro and sale plan with a single point of contact across your pipeline. For portfolios with predictable project volume, structuring the relationship to match your cadence minimizes friction and vendor management overhead.
